No. Property Finder, on the Township website, shows approximate line locations. But exact property lines can only be determined by a state registered Surveyor.

How does the Township define Land Development?
Any alterations to real estate including buildings, roads, pavement, utility lines, grading, excavation, mining, dredging, drilling and subdividing property are considered land development.

How do I find out if I need Land Development approval?
If you are not sure whether your proposed project requires Township approval, please contact Planning & Development Services, 724-776-4806 x1104.

What Township Ordinances regulate Land Development?
Chapter 27 (Zoning), Chapter 22 (Subdivision and Land Development), are the three main ordinances regulating land development.

Where can I find the Land Development application?
The Land Development application form is located on the Township’s Land Development page.

What are the fees to file a Land Development application?
Please consult the Fee Resolution and contact Planning & Development Services, 724-776-4806 x1104, for confirmation.

When do I need to submit my Land Development application?
Application deadlines are set for the year each January. Please see the Township’s Community Development Calendar, for all submittal deadlines.

Does the Township regulate fracking and drilling for natural gas?
Yes. ‘Gas Resources Development’, is only permitted within certain zoning districts and it must comply with the Conditional Use standards outlined in Chapter 27, Part 7, Section 27-705.57 ‘Gas Resources Development’.

How can I obtain a copy of my lot survey or building plans?
Information from a residential property file can be obtained by submitting a Public Records/Duplication Request Form, which can be obtained from the Township web site. Certain restrictions apply.
